The Marina Alta Postcode Price Gap: Are You Searching for a Home or Just a Town Name?
When buyers first contact us about the Marina Alta, the wish list often begins with a town name.
“We want Dénia.”“It has to be Jávea.”“We love Moraira.”
That is completely understandable. These are beautiful, well-known places with beaches, restaurants, international communities and year-round life. But in today’s market, concentrating on a single postcode can mean overlooking a home and a lifestyle that may suit you far better.
The Marina Alta is not one property market. It is a collection of small, very different markets, sometimes separated by only a 10- or 20-minute drive.
The figures tell an important storyIn June 2026, Fotocasa’s asking-price index placed several Marina Alta coastal locations above €4,000 per square metre. The reported figures included approximately €4,877/m² in Calp and €4,071/m² in Xàbia. The provincial average for Alicante was €3,204/m², while the average across the Comunitat Valenciana was €2,873/m².
These are advertised asking-price figures, not guaranteed selling prices or individual property valuations. They can also move sharply in smaller locations depending on the type and number of homes advertised. Even so, the wider message is clear: demand for prime coastal property remains strong, while the available supply in the most sought-after areas is limited.
That creates a “postcode premium”. Buyers are not paying only for bedrooms and square metres. They may also be paying for walking distance to the sea, a recognised location, views, scarcity and the convenience of having everything close by.
What does the postcode premium mean in real life?Imagine two buyers with the same budget.
One insists on being within walking distance of the beach in a famous coastal town. They may need to compromise on size, outside space, parking, condition or even the number of bedrooms.
The other is prepared to drive 15 minutes to the coast. That flexibility may open the door to a larger home, a private terrace, better parking, mountain views or a village where everyday services remain open throughout the year.
Neither buyer is making the “better” choice. They are simply buying different priorities.
The mistake is not choosing the coast. The mistake is paying a coastal premium before deciding whether the coastal lifestyle is genuinely the part you value most.
Coast, edge of town or inland village?Before choosing an area, it helps to think about how you will actually use the property.
If you plan to lock up and leave, spend weekends by the sea and walk to restaurants, a smaller coastal apartment could be exactly right.
If you are relocating permanently, practical details may matter more: schools, healthcare, winter activity, storage, parking, internet connection and an easy daily journey.
If space and tranquillity are the priorities, towns and villages slightly inland—including areas around Pedreguer, Ondara, Orba, the Orba Valley and Pego—deserve serious consideration. They are not interchangeable, and individual prices vary, but widening the map can produce very different options within the same budget.
Five questions to ask before fixing your locationDo I need to walk to the beach, or would a short drive be perfectly acceptable?Will this be a holiday property, a permanent home or a mixture of both?Which compromises would annoy me most after six months: less space, no parking, renovation work or being farther from the coast?Do I want a lively summer location, or a community that feels active all year?Am I comparing asking prices—or the condition, legal position and true value of each individual home?That final question matters. Two properties with the same advertised price can represent completely different value once renovations, community fees, access, orientation, licences and legal documentation are considered.

The best purchase is not necessarily the property in the most famous postcode. It is the home that still feels right on an ordinary Tuesday in February—not only on a sunny afternoon in August.
